Ownership is conveyed through a recorded deed that references a specific unit and week at Islander Beach Resort in New Smyrna Beach, Florida. This designation is used for ownership and deed recording purposes.
In practice, owners participate in the resort's floating reservation system within their purchased seasonal group and unit size. Rather than being restricted to the specific week shown on the deed, owners submit reservation requests each year for their preferred vacation dates within their season.
This provides greater flexibility while still maintaining deeded ownership.

After purchasing ownership, you will participate in the Islander Beach Resort reservation system.
For your initial year of ownership, you will receive a list of available reservation weeks within your purchased seasonal group and unit size type and may select from the available inventory.
For future years, owners receive a Reservation Request Form by mail or email during the year prior to occupancy. For example, owners requesting a 2028 reservation will receive their request form at the beginning of 2027.
Owners submit their preferred vacation dates to the Islander Beach Resort reservation team. Reservation requests for the following year begin processing on March 1 for the following year.
To provide fair access to high-demand vacation periods, the resort utilizes a rotating Priority Code system. Each ownership interval is assigned either an "A" or "B" Priority Code. Priority access alternates annually, helping ensure all owners have opportunities to reserve popular vacation periods over time.
